Signs your stucco or EIFS needs attention

Small problems on EIFS and stucco are cheap. Water that has been getting in for years is not. If you see any of these, have it looked at.

Hairline or spider cracksOften the first sign of movement or water behind the finish.
Dark streaks below windowsUsually failed sealant or missing flashing at the window corners.
Soft or hollow-sounding spotsWet foam or sheathing behind EIFS — needs probing, not paint.

Common questions

What is the difference between EIFS and stucco?

Traditional stucco is a cement plaster applied over lath, usually 3/4 inch thick and hard. EIFS (often called “Dryvit”) is a foam insulation board with a reinforced base coat and a thin acrylic finish. It sounds hollow when you tap it. They look similar but are repaired differently — we work on both.

Can you match my existing finish and color?

In most cases, yes. We match texture by hand and tint the finish to your wall. On older, sun-faded walls a full-elevation recoat often gives a better result than a patch — we’ll show you both options.

Is a crack in EIFS a big deal?

A hairline crack is easy to fix, but it is also an open door for water. Behind EIFS that water can rot sheathing for years without showing inside. Fixing it early is the cheap option.

Do you do inspections for home buyers or sellers?

We do repair-focused assessments: we look at the walls, probe suspect areas and give you a written scope and price. We are a contractor, not a licensed home inspector.

How soon can you come out?

Text photos to (518) 888-7851 and we usually reply the same business day. Site visits are typically scheduled within a week. EIFS and stucco work needs temperatures above about 40°F, so plan exterior repairs for spring through late fall.
